Proposed amendment to State Environmental Planning Policy (Sydney Region Growth Centres) 2006 as it applies to 93 and 98 Hambledon Road (corner of Riverbank Drive), Schofields.
The proposal rezones land from SP2 Infrastructure (Drainage) to R2 Low Density Residential to increase the availability of residential land. The proposal is supported by an alternative drainage strategy. Corresponding amendments are proposed to the Land Zoning, Height of Buildings, Residential Density and Land Reservation Acquisition Maps.
An associated amendment is proposed to the Blacktown City Council Growth Centre Precincts Development Control Plan (DCP), Schedule 1 - Alex Avenue Precinct. The proposed amendment will update the road pattern on the Indicative Layout Plan to reflect the as-built alignment of Riverbank Drive in the vicinity of Hambledon Road and rationalise local roads in light of the proposed change in zone.
