Developing in the Western Sydney Employment Area (WSEA)
Development within the Western Sydney Employment Area (WSEA) generally has similar water sensitive urban design (WSUD) requirements to business and industrial development in the North West Growth Area (NWGA).
Normally, in the WSEA planning area, Council will provide trunk drainage and a detention basin to ensure flood risk is not increased as a result of development. In addition to this, Council will provide water quality treatment to treat stormwater runoff from new roads. Normally Council requires the proponent to provide on-site water quality treatment to meet Council’s best practice targets. In some instances a communal water quality facility will be available to treat stormwater from a development site. Temporary on-site stormwater detention may be required if regional facilities have not been built.
If you are unsure about what controls apply to your development you can refer to the State Environmental Planning Policy (Western Sydney Employment Area) 2009, or S3QM.
