Engage a surveyor
You will need to engage a registered surveyor to prepare a subdivision plan and any associated documents required as set out in your consent.
Gather Documents
The following information must be submitted with your application:
- Completed application form
- Completed Subdivision Certificate Matrix
- Deposited / Strata Plan prepared by a registered surveyor
- Deposited / Strata Plan Administration Sheets prepared by a registered surveyor
- Section 88B Instrument (if applicable)
- Section 73 Certificate (Sydney Water)
- Notification of Arrangement (Endeavour Energy)
- Telecommunications Provisioning Letter (Telstra / NBN)
- Receipt for payment of Section 7.11 Contributions
- Certificate of Payment - Special Infrastructure Contributions (SIC)
- Evidence of completion of any required subdivision work
- Evidence that all conditions of consent have been complied with
Submit application (NSW Planning Portal)
Once you have gathered the above you may lodge an application for Subdivision Certificate on the NSW Planning Portal.
Application accepted
You will receive a tax invoice for application fees and an acceptance email from the NSW Planning Portal when your application has been accepted by Council. Your Subdivision Certificate will not be released until Council are satisfied that all conditions of consent have been satisfied and application fees have been paid.
Please quote the SC reference number in all communication with Council.
Assessment Process
The Subdivision Certificate Team will send initial referrals to the following 4 teams within Council:
- Land Information
- Development Assessment (Town Planning)
- Engineering Assessment
- Building Assessment
The documents will be reviewed to ensure compliance with the conditions of consent and determine if any additional referrals are required or fees/contributions are payable.
Council will notify the applicant as each team completes its assessment and provide a list of any outstanding requirements. Please respond to the email from Council requesting the information to ensure your response is forwarded to the appropriate team for review.
Subdivision Certificate Issued
Once Council is satisfied that you have complied with all conditions of your consent we will be in a position to sign the documents prepared by your surveyor and issue a Subdivision Certificate.
The documents will be executed electronically by an authorised officer pursuant to Section 377 Local Government Act 1993 and uploaded to the NSW Planning Portal.
Lodge subdivision plans with Land Registry Services
You can now lodge the plans with NSW Land Registry Services. You should ensure that all required parties have executed the documents before forwarding the documents to your surveyor who can lodge the Subdivision Certificate electronically with Land Registry Services.
